    Located at the desirable eastern corner of the Boardman Place Condos, this condo looks south across the Boardman River, east towards First Baptist Church and the courthouse on Washington Street between Cass and Boardman. A short walk to the beach, or Front St. The condo itself was built in mid-1980s. This unit is approximately 1300sqft, with two bedrooms each with attached full bath. It has a large kitchen-dining-living room, with attached deck looking across the river, suitable for modifications. Each unit has access to private parking and includes a 1 car oversize garage. Recent association improvements include new roof last year, parking lot improvements are underway and already paid for, a sea wall (with terraces, kayak dock, seating, landscaping etc) was installed a few years ago. A future assessment for siding is in the works. I had buyers; they backed out (after I had removed the oven and refrigerator at their request, jerks). Unit 9 has seen some improvements (Corian kitchen countertops, mini-split air conditioning, luxury vinyl plank flooring, brand new washer and dryer) but is in need of more, and a new coat of paint. The 12 units are OWNER OCCUPIED ONLY, no rentals permitted. Few of the units are occupied year round, most are currently used as vacation homes for people who can afford such things. Many units have sold in the association in recent years, enough to see that my asking price is very reasonable even given the need for renovations. My asking price has some wiggle room for a 2.5% buyers agent fee and negotiations. Soon I will list it with a realtor I’ve worked with for many years (please no offers of seller’s agency). When I list it, the asking price will increase to reflect the greater commission. My very reasonable asking price only goes up from here.
