Tenant and Tenant's guests may not enter, access, tamper with, attempt to unlock, or store belongings in any designated Owner-only area. No Smoking or Vaping: Smoking and vaping of any kind are strictly prohibited inside the home, garage, on the deck, and anywhere on the property. This includes cigarettes, cigars, marijuana, e-cigarettes, and vaping devices. No Pets: No pets or animals are permitted on the property, subject to any accommodations required by applicable law. Occupancy: The rental is for the individuals identified in the lease. Additional occupants may not move into the property without prior written approval from Owner. Guests: Overnight guests outside of those listed on the lease are not permitted, unless written approval from Landlord is provided prior to. Tenant is responsible for the conduct of all guests and for any damage caused by them. No Subletting: Tenant may not sublease, assign, advertise, or otherwise rent any portion of the property to another person, including through Airbnb, Vrbo, or similar platforms. Hot Tub: Tenant may use the private hot tub and agrees to follow all posted or provided rules, including no glass in or around the hot tub, replacing the cover after use, and not tampering with temperature, mechanical equipment or water-treatment settings. Tenant is responsible for damage caused by misuse by Tenant or Tenant's guests. Care of Property: Tenant agrees to keep the property reasonably clean and sanitary and to promptly notify Owner of leaks, damage, malfunctioning appliances, hot-tub issues, or other conditions that could cause additional property damage. Damage & Missing Items: Tenant is responsible for damage beyond normal wear and tear caused by Tenant or Tenant's guests and for furnishings, linens, kitchenware, electronics, keys/remotes, or other provided items that are lost, removed, or damaged during the rental period. Parking & Garage: Parking is limited to the spaces specifically designated by Owner. Garage access and storage areas not included in the rental remain reserved for Owner. Quiet Enjoyment / Neighborhood: Tenant and guests must respect neighbors, HOA/community rules, parking requirements, and reasonable quiet hours. Parties, events, and disruptive gatherings are not permitted. Move-In / Move-Out Condition: Owner may document the condition and contents of the property before move-in. Tenant should report any existing damage or missing items promptly after taking possession. The property should be returned in substantially the same condition, ordinary wear and tear excepted. Keys & Access Codes: All keys, garage remotes, and other access devices must be returned at move-out. Access codes are for Tenant's use and may not be distributed beyond authorized occupants and guests. Renewal / Extension: Any extension beyond the initial rental period must be agreed to in writing by both Owner and Tenant. Rent and other terms for an extension will remain the same unless otherwise agreed in writing.
