Sunny, bright apartment within easy walking distance to downtown restaurants, entertainment and public transit. First month rent and security deposit and a $225.00 document fee are due at the time of move in, deposit is equal to rent. We prorate the second month's rent if you should move in after the first of the month. GENERAL CRITERIA FOR ACCEPTANCE AS TENANT(S) An application is required for each person over the age of 18 who will be living in the property/unit. A comprehensive reusable tenant screening report for the purpose of evaluating an applicant's history will not be accepted. 1. Rental History: You will contact your current and/or former landlords to verify your payment history and any balance due. 2. Income: Prospective tenants are required to earn at least three times the monthly rent amount. This can be a combined income between two adults and is the income before deductions. We will need your most up-to-date pay stub with your request. 3. Public records: We will evaluate court records for charges, convictions, and evictions. 4. Credit history: We will examine your credit balance, collections, and overall debt repayment history. If a cosigner is needed/wanted they will also need to complete an application and provide documentation of income at a minimum of four times the amount of rent, in addition to owning a home in Snohomish County and pre-approved surrounding areas.
