This vacant 0.51 acre lot is part of Zapata Ranch HOA. It is a wooded lot adjacent to open space and South Zapata Creek. There are mature cottonwoods, junipers, and aspens amongst a thick grassland. 8,400' elevation. Seasonal creek. This HOA is adjacent to non-mechanized public land the Sangre de Cristo Wilderness in Rio Grande National Forest. It is adjacent to public BLM lands and the Great Sand Dunes National Park. SIGNIFICANTLY: The HOA is a governing body which has told me no camping without a septic tank. They have told me I need at least an acre to build, to have a well and a septic tank. Last time I spoke with an HOA representative he said maybe a half acre is enough, check with the county. So there, this lot is seemingly unbuildable with no camping. I believe this lot would best fit a regional inhabitant of the San Luis Valley or else someone with land in the HOA already. I paid $7k in 2022. That's my asking price.
