My husband and I are leaving Dallas for a job opportunity in another city, so we have the option to transfer the 6 months remaining in our lease to a new tenant. This has been a really great apartment for us, and it's in the perfect neighborhood. Here are some details: Pros: Price (You're grandfathered into the pricing that was arranged 4 years ago and it's a great deal for this neighborhood.) Short lease (The lease you're taking over ends in July with the option to renew. This means you get the flexibility of a short least without the extra cost) No security deposit (You're taking over a lease, so this has already been paid for you) Safe walkable neighborhood Open floor concept Large space Quiet area. We've never been bothered by noise from neighbors or people outside. Free washer and dryer (this does not come with the apartment, but we can give these to you if you would like to keep them) First floor just a few steps from the entrance Pool, gym, wifi lounge, and all the regular amenities that larger apartment complexes have. Two parking spots in the gated garage Street parking almost always available for visitors We will pay the lease transfer fee, so you will only be responsible for the application fee ($85 per person) Excellent maintenance staff. I think every work order request we made was handled the same day. Efficient electric bills. Not sure exactly how this works, but I think the building must just be very well insulated. I use the AC a lot, and our electric bill in August was only ~$45. Neighborhood: If you don't already know about the State Thomas neighborhood, you should definitely check it out! It's full of beautiful brick brownstones, tree lined streets, and friendly neighbors. Our apt is just a short walk from: -Mckinney Ave bars and restaraunts -Katy Trail -Whole foods -West Village -Grigs park -Clyde Warren park Cons: (I can only think of two) 1. Carpet in the living room. This one is just personal preference, but I think most people prefer wood floors. 2. The apartment will be handed off to you directly by us instead of from the apartment complex. We've kept it very clean and nothing is broken. You'll obviously be free to look see it for yourself before you take it over. We'll also pay for a professional cleaning service before you move in to make sure it's totally fresh and ready for you.
