    What's special

One bedroom apartment with entrance from the back yard, on the back of my home. My home has been converted into a tri-plex. The apartment for rent is on the West side of the house, and sunny, with two large sky lights. The other apartment has a long-term tenant. $865/mo which includes all utilities, WIFI, satellite TV; TV available, if desired. I also provide all cleaning supplies and equipment/tools, paper towels, sponges. Available after May 15, preferably for one person only. No dogs, sorry; I might consider one house cat, negotiable. I have a house cat, so someone with a strong allergy to cats needs to consider that. Currently furnished, but for a long-term rental I can remove most or all of the furniture, depending on the new tenant. Advertised re Bathroom with shower is accessed through the bedroom and past a walk-through closet (currently with a dresser). Bedroom is roughly 10 x 12, and the bathroom is large enough for some storage, a drying rack, or a tall cabinet or dresser. Small office/study (currently with desk, hutch, chair). Roughly 10 x 8. Main room with a large skylight and large windows looking onto the back yard, for sitting and dining (currently with a small dining table and 2 chairs, comfortable sitting chair and small loveseat). Roughly 10 x 12. Kitchen is large with a moveable island and lots of storage, and has a new refrigerator and stove (also a microwave and toaster oven, and essential cookware, plates, utensils, etc., if tenant wants those items). There is also a small sun dome in the kitchen. Semi private back yard with patio furniture, trees, flowering plants, grape vines, small raised vegetable garden plot and buffalo grass. Apple tree out front. Private laundry room with w/d and some storage/pantry space. Renters who prefer loud music, very loud talking, parties and a lot of people in and out need not apply, as we do share some walls and pathways, and both of the other tenants do work from home a good bit of time each day. Peaceful and quiet hours are 9pm-8 am. Until Covid is under control, I would prefer very few visitors and careful screening. Myself and the other tenant are already vaccinated. I would prefer a long-term rental, starting with a one-year lease, ideally with someone who manifests generosity of spirit in how they approach other people, and respecting privacy, so we can continue a peaceful living environment in our little part of the world. The apartment has a rustic/cabin/eclectic feel, with brick floors in three rooms and pine wood on some walls. It is in an older established neighborhood. If you are looking for a more modern renovated space, this is not your place. One off-street parking space - if large vehicle, then street parking. I live on a one-block long street with very nice neighbors who appreciate our friendly and cooperative neighborhood. N/S, N/D, and need a fairly scent-free renter. Not suitable for those with strong environmental sensitivities or disabilities there are three places where it is one step down to a room. If you do not intend to keep the apartment regularly clean and sanitary, please do not apply. Near intersection of Zia and Rodeo, 7-10 minutes to anywhere within the City. The Arroyo Chamisos hike/bike path, and two bus lines, are one block away. Background check, and proof of financial ability to pay rent, and renter's insurance will be required. I'll also provide references for you, so you can feel comfortable with who I am. Please send a return email response with questions, and a little information about yourself. I am a semi-retired former non-profit administrator who loves to work with the elderly, be in the mountains, putter in the yard, and am quiet, with very few visitors in the house. I look forward to hearing from applicants who meet the qualifications. I will review all applications before making a decision as I desire a mutually energetic fit among all three of us. Virus notice: I will completely wipe down the apartment floor to ceiling before the next tenant. Cabin-like feel to the apartment. Sunny. Utilities, cable TV, wifi included in rent. Tenant needs to show proof of renter's insurance. Off-street parking, unless a big vehicle. Renters with a lot of people coming back and forth need not apply. Smokers and drug users need not apply.
