This is a short term rental 30 - 90 days to exceed no longer than March 31 of current year leasing. Tenant assumes all liability for the use of the dock, waterfront area, and any watercraft. Landlord is not responsible for any injury, drowning, or property damage occurring on or near the water. Guest usage of the dock is strictly at their own risk. Landlord agrees to pay all standard utilities (gas, electric, water, trash, and internet). However, a monthly utility cap of $250 is placed on gas/electric combined. Any overages beyond this cap will be billed directly to the tenant and deducted from the security deposit. Strict No smoking, No vaping, No pets allowed. Any violation of this policy constitutes a material breach of the lease. If any of these are detected, the Tenant will be assessed an immediate $500 professional remediation fee, plus the actual cost of deep-cleaning fabric restoration or furniture replacement, which will be deducted from the security deposit. Tenant is responsible for the standard day-to-day cleaning and upkeep of the fully furnished home during their stay (e.g., sweeping, wiping counters, vacuuming). Upon checkout, the home must be left in a tidy, respectable condition. This includes removing all personal items, throwing away all perishable food from the refrigerator, and stripping used bed sheets. The mandatory move-out cleaning fee covers standard sanitation and linen washing only; it does not cover excessive mess, trash removal, or deep stain remediation. Tenant agrees to maintain the kitchen in a sanitary condition. All dishes, cookware, utensils, and small appliances must be washed, dried, and put away regularly. No dirty dishes, food scraps, or standing water may be left in the sink overnight. Prior to check-out, the dishwasher must be loaded and turned on a cleaning cycle. Failure to maintain the kitchen resulting in stains, pest attraction, or clogged garbage disposals will result in a deduction from the security deposit. Tenant is responsible for placing all household trash into the designated outdoor bin. Bin must be rolled to the road every Sunday evening for early morning pickup, and retrieved back to the designated storage area by the following evening. To prevent attracting local wildlife near the lake, trash must never be left sitting outside the secure bins. Landlord will complete maintenance of home.
