    What's special

4 BIG(like BIG) BEDROOMS EACH WITH THEIR OWN FULL BATHROOM AND LARGE DOUBLE CLOSETS. NEW FLOORING, LIGHTING AND APPLIANCES. THIS HOUSE WAS RENOVATED JUST 12 MONTHS AGO. THERE IS REALLY NO HOUSE LIKE IT IN CONSHOHOCKEN Hello, This is a newly renovated house in Conshohocken. Here's what the home has going for it. . . LOCATION - The location was of course not part of the renovation but I did put a lot of thought in to this when I purchased the home back in 2004. Anyway, as for location the house is on E Hector St which is just a few blocks from the train station and a few blocks from the main drag in Conshy which is called "Fayette St". I do see a lot of people advertise their house as being in a great location, but if you seriously chose the house that was the exact same distance from The Great American Pub and the train station it would be. You can easily walk to the restaurants, easily walk to the train station and easily get out of Coshy and on to the highways in the morning if you commute. This is important because there a lot of areas of Conshy where you would have to walk a great distance to get to the main drag. ROOMS/BATHROOMS -- So the first floor is an open floorplan. There is a newly renovated half bath on the first floor. On the 2nd floor there are 2 BIG bedrooms. Often when you rent a home in Conshy or the city there's always that one, tiny room that no one wants..not the case here. Each room on the 2nd floor is big, has lots of closet space and each room has IT'S OWN FULL BATHROOM. That's right, you don't have to share a bathroom. . .with anyone! But what if you have family/guests in town that have to use the bathroom/shower? Well, that's been thought of as well. The front bathroom on the 2nd floor has 2 doors, one leading to the hallway and one to the bedroom itself. So if the renter of that room doesn't want anyone in their bathroom they can simply lock the room that leads to the hall, voila. The 3rd floor used to consist of one large room and one small room, I've instead made that one large bedroom with it's own full bath as well. This room also has 2 double closets and a gorgeous bathroom. I guess this would be the master suite but really all rooms are about the same size with similar sized bathrooms. The basement works as either a media room/bedroom. It's a large room with hardwood flooring and also has it's own full bathroom. This room also has 2 closets in the room itself and one in the hallway. APPLIANCES/LAUNDRY - I purchased all new stainless steel appliances for the kitchen and there is a stackable washer and dryer on the 2nd floor. PARKING/YARD- There is one parking space and a terraced backyard. COST/MYSELF -- I always get along with my tenants, many I am still friendly with and still talk to today. I inherently trust people(which has come back to bite me a few times) but I do not drop by unexpectedly nor bug my tenants. I am very good at responding to questions and of the 3 main groups that have rented my house every group has ended up extending their lease. The last group was there for almost 5 years. Well, all but this one as they are moving back home which, I'm bummed out about but, it wasn't for a lack of me trying to have them stay with an offer of a lower price(see below).* I'm taking them out for drinks before they leave because, as I guess you can tell, I really try to get along with the tennants. *As for the rent, I will offer a discount for those that stay more than a year. This is something I always do and we can discuss this in more detail. Tenants pay utilities and it will be ready to be moved in to on 11/1. Thanks a lot and please let me know if you want to see the home. If you do I will set up a time and we'll go from there. Thanks a lot, Chris
