Renter's insurance is required for all tenants, with a minimum of $100,000 in personal liability coverage. Proof of insurance must be provided prior to move-in, and the landlord must be listed as an interested party on the policy so that they are notified of any cancellation or changes to the coverage. Rent is due on the 1st of each month. A $150 late fee applies if payment is not received within 3 days of the due date. Security deposit is $1,700 refundable, subject to condition of the home at move-out. A $300 one-time, non-refundable pet fee applies. Pets are welcome (up to 2 dogs). No monthly pet rent. Tenant is responsible for all pet-related damage, including interior and exterior/yard areas. Utilities are NOT included except for internet, which is provided by the landlord. Tenant is responsible for any utility costs exceeding the included $50 monthly credit for electricity and water, which will be added to your monthly rent. Non-payment of utilities will be treated as non-payment of rent. Renters insurance is required prior to move-in, along with approved background screening. Occupancy is limited to 4 adults comfortably. No smoking is permitted inside the home. Smoking is allowed outside only. Gated RV and boat parking is permitted. RV must remain unoccupied while on the property unless otherwise agreed. Home is fully furnished. Some furnishings will be updated / may be owner-owned and could be removed prior to occupancy; any removed items will be replaced with comparable, high-quality furnishings before move-in. Tenant is responsible for any damage beyond normal wear and tear to furniture, appliances, and outdoor items. Quartz countertops must be protected from direct heat at all times. Hot items should never be placed directly on surfaces, and spills must be cleaned immediately to prevent damage. Tenant is responsible for minor maintenance such as light bulbs, batteries, trash removal, general upkeep, and routine lawn care, including keeping the yard maintained and grass cut short. Landlord is responsible for major repairs unless damage is caused by tenant misuse. Landlord may enter the property with 24-hour notice for inspections, maintenance, or repairs. No subletting or unauthorized short-term rentals allowed. Property must be returned in clean, broom-swept condition at move-out. Excess cleaning or damage will be deducted from the security deposit.
