The following rules and regulations have been established to assure the maximum enjoyment of your property and the amenities. This document is constituted as a part of your lease agreement. Violation of any of these terms will result in lease termination. GENERAL: 1. No cash payments will be accepted for monthly rents and tenant deposit. Tenant can pay rent through online banking, cashier's check, and personal check only. 2. Under no circumstances shall any addition or alteration be done to the interior and/or exterior of the property without a written consent from the homeowner and the property manager. 3. Resident should carry his/her own renter's insurance within 30 days after move-in date. Proof of insurance must be turned-in within 60 days after Move-In. 4. A $250.00 deductible fee will be charged to resident in lieu of any repair done to the property during the occupancy, for exception of item repairs due to ware & tear. 5. Resident shall assume full responsibility for keeping the property cleaned, neatly arranged and free from unsightly or unused items. Trash will be wrapped and deposited in a designated area. 6. Resident shall not repair or store any motor vehicle on the premises that is substantially inoperable, creates a nuisance or has expired registration. Vehicles, which are abandoned, will be towed away at the vehicle owner's expense. 7. There shall not be any possession, use, production or and/or distribution of Marijuana or any illegal substance within and around the premises. Failure to comply will result in termination of the lease agreement and immediate eviction. An occasional property inspection will be conducted until the property management determines it is no longer necessary. 8. No Smoking, no e-cigarette, no vaping inside or property or anywhere on the premises. 9. Landlord is not responsible for tenant's and their visitor's lost, damaged, or stolen personal belongings at the property. 10.Landlord is not responsible for tenant's and their visitor's liabilities, claim for damages, or any accidental injury or death at the property. 11.The garage is to be used for vehicles only and not for living quarters, or entertainment room. 12. No Subleasing or temporary commercial sub-leasing i.e. Airbnb 13. Pets are not allowed, unless approved in writing by the landlord 14. No pulling of furniture on or anything else along the floor or carpets. Please always lift. 15. Do not put your full weight or even a small child on the kitchen countertops, appliances, and bathroom fixtures. 16. Stove is self-cleaning. Must take out all racks or anything else in stove before self-cleaning. 17. Do not use harsh detergents on any bathroom fixtures or sinks fixtures. 18. Refrigerator, stove, garbage disposal and the dishwasher are all newer appliances. Tenants are responsible for maintaining all the appliances on a regular basis to keep them in good working order and so no damage comes to them by neglect. 19. Do not put any grease down any sinks. Use the drain traps at all times. 20. All smoke detectors and carbon monoxide detector that were provided are in all good working order. The tenant agrees to test smoke detectors periodically as well as maintain operational batteries at all times. The tenant must report any malfunction. The tenant agrees not to remove, dismantle or take any action to interfere with the operation of any detectors installed on the property. 21. The landlord has provided fire extinguisher for your safety. The tenant may not misuse, dismantle, block or remove the fire extinguisher. The tenant must report to the landlord any use, malfunction, or refill required. 22. Any pest problems including bed bug are solely the responsibility of the tenants and must be treated within 24 hours of detection. The tenant shall notify landlord of any pest control problems. 23. Any plugged up plumbing problems are solely the responsibilities of the tenants. Toilet paper only down the toilets. No female toiletries, no toys, no diapers, condoms etc.... Clogged toilets, sinks, showers, and any backups are solely the responsibilities of the tenant. 24. Guests of the tenant are allowed 3 night consecutive stay a month. Any longer times require written permission from the landlord. 25. Late fees are strictly enforced and any unpaid fees will not be waived. 26. The tenant shall notify the police and landlord of any illegal activity that is witnessed in or around the property. 27. Any crime activities between neighbors, roommates, and visitors shall be reported to the local authorities immediately. Call 9-1-1 for emergencies. 28. The tenant agrees not to use the property for any unlawful activity. 29. Absolutely no hazardous materials are permitted to be in or around the property at any time. 30. The tenant may not use or store kerosene at any time in or around the property. 31. Under no circumstances may a stove, oven or range be used as a source for heat. 32. The tenant shall use ventilating fans at all times when bathing and cooking. 33. The tenant must notify landlord of any changes in employment. 34. The basement and/or attic may not be modified for the use of living quarters. 35. The tenant may not store or park a recreational vehicle, commercial vehicle, or watercraft on property without landlord's written permission. 36. The tenant may not hang or place any signs on or about the property. 37. The tenant may not use windows for purpose of drying laundry. 38. Landlord does not permit loud gatherings. A disturbance caused by the tenant or guests that results in any police action or complaints from neighbors is considered sufficient cause for termination of this lease and action for eviction as permitted by law. 39. GFCI Plugs are available in the kitchen and bathrooms. Please use them accordingly to avoid damages to the main electrical panels. 46. The vinyl flooring is not easily scratched or damaged, however, please refrain from placing heavy set furniture and refrain from dragging any items across the hardwood floor. 47. For any plumbing repair that is less than $250 such as a plugged kitchen sink, shower drain, or a plugged toilet; the tenant will be responsible for the payment.
