The bedroom can be furnished with a dresser and full-size bed. The first floor of the home is a shared space. It is nicely furnished with a formal dining room, spacious kitchen, and comfortable living room space. The house has a full, shared bathroom on the top floor with plenty of cabinet space. Some space is available for furnishing (on a case-by-case basis), and there is plenty of storage space as well. Additional shared space includes a beautifully landscaped yard, a spacious back deck, and a basement with free laundry and storage space. Off-street parking is available. The house is ideally located within walking distance of parks, river trails, tons of coffee shops and restaurants, and breweries. It's also minutes from downtown Saint Paul and the airport. Below are the guidelines we use when renting a room at this house: APPLICATIONS: Before you can apply for the room, you must inspect it. Following inspection, please complete the application and submit a one-time, non-refundable $25.00 fee. IDENTIFICATION: Each person who wishes to apply to rent a property must provide a photo ID. Qualifying forms of ID include a state-issued driver's license or non-driver's ID, U.S. Military ID, or passport. We may also consider other official photo IDs that include your date of birth. OCCUPANCY GUIDELINES: To prevent overcrowding, we restrict the number of people who may reside in a property. In determining these restrictions, we adhere to all applicable fair housing laws. This room is designed for single occupancy. CONDITION OF HOME: Properties may be shown before the current tenant has moved out. The room and home will be painted as necessary and thoroughly cleaned prior to moving in. RENTAL CRITERIA: We are committed to finding the most qualified renter for the space. We are looking for someone who will be financially responsible and who will get along with their roommate and neighbors. It is also very important that we be able to communicate on a friendly basis both now and after you move in. INCOME: You must be able to prove that you can afford the rent, which usually means that your annual income should exceed 2.5 times the monthly rent. RENTAL HISTORY: You must have satisfactory rental references from at least two prior landlords. If you have been evicted or sued for any lease violation in the last three years, we will reject your application. If the person from whom you rented previously was a friend, relative, or roommate, you must indicate this on the application. CREDIT HISTORY: We may obtain a credit report on every prospective tenant. Your credit record must be satisfactory and payments up to date. Negative information, such as overdue payments and judgments against you, will usually result in our declining an application. GUARANTOR: If you do not meet one or more of the above criteria, you may be able to qualify as a tenant if you can get a third party to guarantee your lease. A guarantee will not be accepted in lieu of a bad rental or credit history. Guarantors must fill out a Rental Guarantee form, get signatures notarized, and pass the same screening process that you must pass, except that we will deduct the guarantors' housing costs before applying their income to our income standards. THE APPLICATION PROCESS: Our application process is thorough. We want to be as fair as possible, yet still be able to make timely decisions. If your references are difficult to contact, it may take several days to process your application. If we offer you the room, you will be expected to sign the lease and provide a security deposit equal to one month's rent by cashier's check, money order, or bank wire within two business days. Otherwise, we will continue to show the unit to prospective tenants. The security deposit plus interest will be refundable ONLY at the end of your lease and/or when the property you have been renting is completely vacant. MOVE-IN COSTS: Before picking up the keys and moving in, you will be expected to pay one full month's rent by cashier's check, money order, or bank wire. If you move in on a date other than the first of the month, the prorated portion for the balance of that month will be due and payable on the first day of the following month. After moving in, you may begin paying with a personal check, Venmo (or similar cash transfer app), or direct deposit on the first of subsequent months. We do not accept cash for rent or security deposits.
