Thank you for your interest in our apartment on Delmar Avenue in Lexington's Bell Court Neighborhood! This is a one bedroom apartment that has approximately 600 square feet of living space. It's one of three apartments in a bungalow style single family home built in 1910 (however the property was triplexed in the 1930s). It's located in a historic designated neighborhood adjacent to downtown Lexington and close to the University of Kentucky campus. Within a short distance, there are numerous restaurants, breweries, exercise/yoga facilities, a seasonal farmer's market on Tuesday's & Thursdays, and a nearby Kroger's (as well as everything that downtown Lexington has to offer)! It will be available February 1, 2026, or possibly a few days earlier if needed, and the rent is $900 per month, with a $900 deposit. The apartment is "all electric" so your heating, air conditioning, and personal electric will be on one bill and your own personal meter that you're responsible for establishing in your name. The water & sewer bills are paid by us, and split 3 ways with the other two apartments. Currently, the split will be an additional $50.00 per month added to your rent. *Each apartment has a meter and usage can be monitored and negotiated at any time. Additionally, personal internet service will be your responsibility if needed. There are apartment specific washer and dryer connections located in the unfinished basement, however those appliances are not provided, and the laundry area is accessed from the outside of the home. This apartment requires a 12 month lease initially, and then reverts to a "month to month" status thereafter. In addition, here is our rental criteria: (1) Verifiable monthly income of three times the monthly rent (2) A credit score of 650 or higher verified by an approved credit agency and report (3) Good prior rental history from verifiable references (4) And a clean criminal background. Also consider that this is a non-smoking property, and no dogs are allowed (but up to 2 cats are accepted with a $300 non-refundable deposit per cat, and an added $25 per month pet fee).
