It's a Cape cod with four possibly five bedrooms with a soundproof basement that makes the temperature the same downstairs as upstairs so people like to be down There. There's a media center room with a couch, a large table for games, and a whole section for either an office or whatever you want to do with it. It has City sewage so there's no septic tank! It has a brand new high efficiency boiler which gives the best heat ever and also heats your water with a tankless system so your utilities are very low. There is a wood stove that is used in the winter because it makes the home so cozy and heats it up. There's also a second fireplace in the living room which I am currently using as an office. There is a large ceiling fan that makes the house actually cold, so air conditioner isn't even needed. You can't have the lovely boiler heat and an air conditioner that is the common hvac. But if you want to have split units in any of the rooms or several that cover the whole house, you are able to heat and cool the whole house with these units alone. This is what they do in europe. I have not wanted to do that because the fan keeps the house cool enough and I love to feel that summer is here and I open windows! You can easily put air conditioner where you want it, and you can put permanent split backs where you want them. You can even make the whole house split backs or an air conditioning system through the ceiling that works like a car air conditioner. I have found no need because I like to feel like I actually have a summer and I enjoy the whole House fan that is amazing. I grew up in a small town and this house makes me feel like I do not live in tan land with a developer with no trees. It's an old-fashioned neighborhood and people treated that way and connect. There's a new granite and Viking stove as the kitchen has been redone and there are three types of wood that make the house rich and gorgeous looking. I highly suggest using the wood stove. At first I was timid but now it's the only thing I want to do. It's easy, cuts my heat bill, and makes a house entirely into a cozy home that you just can't get in new construction.
