    Please note: If you are interested in our cabin, please write a personalized message telling us a little bit about yourself as well as your availability to visit in person. We are renting our hand-built 800 square foot cabin located on four acres of land in upper Lefthand Canyon. The cabin is nestled in aspen trees at the end of our property on a private road. Great passive solar, 13 high efficiency windows and thick insulation make for a cozy and very warm mountain house. With amazing southern exposure and a 150 sq. ft deck , the building is in the sun year round. The cabin is non-toxic and well designed with unique finishes. It has a Jotul propane stove, wood floors, open floor plan, a baby blue 1950's bathtub, and a turn of the century staircase from a Denver warehouse. We tried to design the space to be simultaneously functional and fun. There are great trails located right outside the door or a short drive to the Indian Peaks Wilderness. Our cabin has access to the Town of Ward water system. This means that we have Indian Peaks Wilderness glacier water coming right out of the tap (no chlorine and no fluoride). Our water is one of the best in the world. We are looking for someone who values cleanliness and organization as part of their living experience. Keeping the space clean and in good working condition is non-negotiable. Though seemingly remote, the cabin is located 35 minutes from downtown Boulder and 15 minutes from Nederland where you can find groceries, amazing trails and a great mountain yoga studio. The cabin has access to high speed internet that has been proven to be both reliable and fast. All of our previous tenants have been able to work remotely. The nuts and bolts: $1,550/month rent (one person), plus utilities (electric, propane, water, internet). We have a one year lease in place. The cabin is extremely well built. As such, heating costs are very low. One propane tank will last a whole calendar year. Electric on average runs $50/month. $1,650/rent (couples), plus utilities as described above. We are looking for a responsible and detailed oriented individual who will take care of the space with preference given to those who have previous mountain living experience. We require a complete background and income verification check via Transunion. The applicant is responsible for the $50 Rent Prep application fee. We require first month's rent and $1,800 deposit. We look for good credit and recurring income or evidence of savings. We will ask for recent landlord references. One dog will be considered though we would prefer someone who has no animal companions. There will be a specific dog contract and applicants must be responsible and clean dog poop daily. Based on previous experience, the space is not open to cats. You will need an AWD/4WD car and be willing to invest in good snow tires for the winter. Living at 9,200 ft' elevation is not like living in Boulder. Living at altitude is a deliberate way of life that comes with many rewards and requires hard work and mindfulness. It is not always convenient or easy. Living rurally means you will be responsible for shoveling the cabin deck and parking spaces. Renter responsible for all utilities 11 month lease No tobacco smoking allowed. Cannabis outside the space only One individual dog allowed with a pet contract in place
