The following constitute grounds upon which Landlord will be basing the decision to lease the Property to you. Based on the information you provide, Landlord may deny your application or may take other adverse actions against you (including, but not limited to, requiring a co-signer on the lease, requiring an additional deposit, or raising rent to a higher amount than for another applicant). If your application is denied or another adverse action is taken based upon information obtained from your credit report or credit score, you will be notified. *A valid US photo ID is required for each applicant. Please include it with your application. 1. Criminal History: Landlord will perform a criminal history check on you to verify the information provided by you on the Lease Application. Landlord's decision to lease the Property to you may be influenced by the information contained in the report. a. No Felony Criminal Record allowed. 2. Previous Rental History: Landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to provide the requested information, provision of inaccurate information, or information learned upon contacting previous landlords may influence Landlord's decision to lease the Property to you. No evictions on rental history allowed in last 7 years. 3. Current Income: Landlord may ask you to verify your income as stated on your Lease Application. Depending upon the rental amount being asked for the Property, the sufficiency of your income along with the ability to verify the stated income, may influence Landlord's decision to lease the Property to you. Total combined monthly income should be at least three (3) times the rent amount. Each applicant is to provide at least 2 months of paystubs. If self-employed, bank statements and tax returns may be required. 4. Credit History: Landlord will obtain a Credit Reporting Agency (CRA) report, commonly referred to as a credit report, in order to verify your credit history. Landlord's decision to lease the Property to you may be based upon information obtained from this report. If your application is denied based upon information obtained from your credit report, you will be notified. Any bankruptcy must be discharged and not open at the time of application. No outstanding judgements, utility, or Landlord collections. 5. Failure to Provide Accurate Information in Application: Your failure to provide accurate information in your application or your provision of information that is unverifiable will be considered by Landlord when making the decision to lease the Property to you. 6. Should the property be within a Homeowner's Association (HOA), additional rules must be followed and will be outlined in Lease Addendum. Tenant responsible for any violations caused during lease. 6. Animals: Allowed on a case by case basis. Some breed restrictions for dogs will apply and are dependent on insurance policy allowables. A $350 minimum non-refundable pet fee will apply for each approved animal. A photo of each animal must be submitted with the application. Pets must be at least 1 year old. Age verification may be required. 25 lbs or less is ideal. A monthly pet rental fee may be added for each pet. INTERNET CERTIFICATIONS: HUD states that websites which sell certificates, registrations, and licensing documents for assistance animals are NOT sufficient on their own to reliably establish that an individual has a disability-related need for an emotional support animal and will not be accepted. REASONABLE ACCOMMODATION: If a disability is not obvious or not readily apparent, we will request only information that is necessary to evaluate the need for the accommodation to verify that the person meets the Fair Housing Act's definition of disability, describes the needed accommodation, and shows the relationship between the person's disability and the need for requested accommodation as allowed by law. If application is approved, the security deposit is to be paid within 24 hours of approval. If not received, we will move forward with additional applications. All deposits must be paid in certified funds unless agreed to in writing otherwise. Until the lease is signed, the deposit is 100% refundable and the property will remain active on the market. Lease must be signed by all tenants. Signing this acknowledgement indicates that Applicant has had the opportunity to review Landlord's tenant selection criteria and agrees to provide accurate information. While you do not have to provide a copy of the policy every time you receive an application, you are required to have a copy of your selection criteria available in the event an applicant requests it. Failure to make a copy of the tenant selection criteria available to an applicant who is rejected could result in the landlord's forfeiture of any application fee and application deposit. The Federal Fair Credit Reporting Act requires a landlord to provide certain information to an applicant who is rejected based upon information the landlord obtained from the applicant's Credit Reporting Agency (CRA) report, commonly referred to as a credit report. That information includes the agency from which the information was obtained and that agency's contact information. In order to comply with that requirement, you should use TAR Form 2212, "Adverse Action Notice and Credit Score Disclosure", or an equivalent form.
