Tenant Screening Criteria:

3. Excellent credit.
4. Good references from two employed persons who are not family members of applicant.
5. No bankruptcies. No evictions.
6. No sex crimes record.
7. No persons allowed to apply who are obligated to register as a sex offender.
8. Omitting or reporting false information on the rental application is immediately disqualifying. And if later discovered is an immediate default and grounds for eviction.
9. No users, distributors, or manufacturers of illegal or controlled substances. Cannabis use is approved.
10. Must possess valid state drivers license, passport or other government issued identification.
11. Verifiable income.
12. No excessive debt such that solvency is in question.
13. No unpaid utility bills or other debts in collection.
14. Pets allowed if agreed upon in the lease.
15. No smoking allowed inside the property.
16. No subleasing or assigning the lease without prior written approval of landlord.
17. No persons other than applicant(s) may occupy the property without prior written approval of landlord. Guests for less than 14 days are fine.
18. No firearms allowed on the property.
19. Zillow rental applications or other similar agreed upon rental application services accepted. To be paid by prospective tenant.
20. Prospective Tenant agrees that Landlord may check Tenant's Credit and that Tenant will pay the fee for the credit check. Prospective Tenant authorizes the Landlord to obtain credit reports, court records (civil, criminal, arrest), character reports, employment, bank and rental references as needed to verify all information and names put forth on the rental application.
