    This home is more than 1744 sq ft due to garage was made into a bedroom. Renter/tenant is responsible for all utilities. There is a once a month landlord/hire contractor will replace air filter to AC/HEATER and Landlord 24hr call in advance walk thru inspection. No pets and no smoking. Renter is responsible for lawn care and this includes mowing every other week or as needed, weeding, fertilizing, watering, mulching, . Rent due on 1st of every month and late after 2 full days. The late fee will be charged on 4th day of the month and it is 10% of rent. Home includes gas stove and refrigerator for tenants use but they are not part of the rent. The tenant is responsible for appliance repair starting from the first day of occupancy. Dishwasher disconnected and not in use. Any problems with any issues on appliances or anything else that causes more damage to that appliance or surrounding area due to delay in reporting it to landlord will be responsibility of tenant. The home is to be kept clean. GUESTS. Tenant is responsible for the conduct and actions of Tenant's guests and invitees while such guests and invitees are present at or in the unit. Any guest staying in the property for more than 1 week in any 6 month period will be considered a tenant, rather than a guest, and must be added to the lease agreement. Landlord may also increase the rent at any such time that a new tenant is added to the lease or premise. Social gatherings/guests shall be confined inside the leased premises. Social gatherings may not occur in any common areas. Unauthorized occupancy by any person(s) not named on the Lease shall be considered an unauthorized guest and Tenant will be subject to eviction for breach of lease. Tenant is required to keep the vehicle in good repair and free of hazardous leaks of oils or liquids. If this happens tenant is to remove vehicle from parking spaces in front of house on yard. USE OF SPACE & DAMAGE. The use of the space may only be for the parking of a vehicle that is owned/leased by the owner. No storage of personal property may be allowed in the space. Landlord is not liable for any damage done to the vehicle or personal property taken from it. All liability to the vehicle and personal property will be responsibility of the Tenant. Tenant is now allowed to make holes on the walls for hanging decorations, etc.., but not limited to just that. The tenants selection criteria are criminal history, previous rental history, current income and employer history, credit history or failure to provide accurate or complete information on the application form.
