Renter pays for electricity, internet and cable. Last months rent plus security deposit is due at signing of lease. 1 covered parking stall will be assigned. No smoking permitted. No pets. Upon viewing provide a photo ID, copies of the last 3 paystubs, email, and phone number, and a rental application will be provided. GENERAL REQUIREMENTS: Copy of a valid form of photo identification and verification of income is required. Copy of the last 3 pay stubs for each adult over 18. INCOME RELATED REQUIREMENTS: Verifiable income of at least two and a half (2.5) times the monthly rent ($5,000 a month). Debt to income ratio will be evaluated based on the credit check, in addition to consideration for the incoming rent amount. Be prepared to provide 4 years of residential history as well as contact information for your rental references. We do not automatically exclude rental applicants based on criminal history. Any criminal history will be evaluated in consideration of when the crime occurred and what the underlying circumstances entailed.
