Tenant(s) will have exclusive use of the rented bedroom and shared use of the upstairs kitchen, living room, dining room, designated bathroom, and other common areas of the upstairs unit. The downstairs portion of the property is a separate rental unit with no shared interior living areas. The garage laundry area, including washer and dryer, is shared with occupants of the downstairs unit. No smoking or vaping of any kind is permitted on the property, and no illegal drug use is permitted. One parking space is available in the driveway. Additional street parking is subject to City of South Lake Tahoe regulations, including any seasonal parking restrictions. Tenant(s) are responsible for moving vehicles when necessary for snow removal. Small dogs may be considered on a case-by-case basis and require prior written approval from the landlord. No subletting, assignment, or short-term rental of the room is permitted without the landlord's prior written consent. Tenant(s) are expected to maintain shared areas in a reasonably clean condition and are responsible, along with the other upstairs occupants, for placing trash and recycling at the curb on the appropriate collection days.
