    Located just over one mile from Oark, Arkansas, and the homemade hamburgers at the Oark General Store, this farm is nestled inside a gentle bend of the Mulberry River and has been family owned since 1930. It has river frontage for fishing, canoeing, exploring, hunting, etc. The farm has 90 acres of generally flat terrain with mountain views all around. The pastures have abundant grass for livestock forage. The land could be developed as a camping resort or recreational business, or you could just enjoy the peaceful lifestyle of the Ozark Mountains. Clarksville, population 7,700, is 20 miles southeast, Ozark, population 3,500, is 25 miles southwest, and Fayetteville and the University of Arkansas, is 60 miles northwest from the farm. The Land 90 acres total consisting of 74 acres pasture and 16 acres timber. The timber is generally spread along the Mulberry River frontage and consists of a wide variety of large trees. Oak is the predominate tree species, but there are also pine, hickory, cherry, beechnut, and others. The pasture is cross fenced into 4 pastures and contains native and bermuda grasses. The owners cut approximately 200 round bales annually in addition to pasturing 40-60 head of cattle. The pastures have three small ponds to water the livestock. Rainfall average 45 inches per year. Taxes are $529.76 per year, less the homestead exemption of $350.00. The owners have partial mineral rights which convey. Zoning is agricultural and there are no building codes in rural Johnson County. Improvements The farmhouse was built in 2003 and contains five bedrooms and 2 bathrooms in a total of 2,376 square feet. Downstairs is the living room, eat-in kitchen, combination bathroom utility room, master bedroom and one bedroom. Upstairs is 3 additional bedrooms and small storage nooks inside the dormer windows. The house is built on a 6 inch slab with concrete block walls that have foam insulation injected into the air cavities. As a result, it is super insulated and energy efficient. The windows are insulated double pane and outside doors are insulated metal. The house is all electric with dishwasher, stove, refrigerator in the kitchen and two washers and a dryer in the utility. The house interior is finished with carpet, tile and laminate flooring. Interior walls are painted drywall. Heating is by wood stove and cooling by window a/c. The duct work for central heat and air has been installed. The exterior of the house is all brick on the first level and metal siding on the second floor and the roof. The 20X30 metal shop building has a concrete floor and electrical service. The 40X60 metal hay barn will hold 200 round hay bales and has a dirt floor. There are corrals and sorting pens situated between the two farm buildings. The house is served by one of two wells which are each 80 ft. deep. Electricity is provided by Arkansas Valley Electric Co-Op. Water is supplied by a well, however, city water is available at the highway. Television is provided by Dish or DirecTV, telephone by Century Link and internet by Hughes network. Fire protection is by rural volunteer fire department. Schools are K-12 at Jasper/Oark school district.
