The program is designed to allow you an opportunity to pick out a home that ispurchasedon your behalf. However, there are some immediate things you should be aware of and things that will disqualify a person from the program. Please review. General Information 1. Most rents are over $1200 per month. 2. Most homes that qualify for the program are over $135,000. A school districts' academic rating is a key indicator for a qualified home. 3. Approved applicants for the program use a licensed real estate agent who specializes in the program to help them find a home. 4. Residents are NOT required to actually purchase the home at a later date, and there is no penalty for not purchasing the home. 5. Lease terms are on a yearly basis. 6. A security deposit equal to two months rent is required of all approved applicants. Program Requirements: 1. You must have a credit score of 525 or greater. 2. You cannot have a felony on your record for the last 15 years (longer for certain felonies). 3. No evictions on your record. 4. A minimum annual household income of $50,000 and monthly income of approximately three times your desired monthly rent. 5. Willingness and ability to show funds equal to two months rent.
