    Hi Jacksonville! All utilities included! I know this ad is long-winded, but I would appreciate it if you would read it through carefully to absorb all the info you can and then let me know if it's something that you're interested in seeing. People are getting confused and thinking that it's a three bedroom apartment for 799 and it's actually $799 for one bedroom within this three bedroom apartment. Im looking to rent one bedroom within this Beautiful three bedroom, one and 1/2 bath second floor flat in the heart of Riverside. The cost would be $799 for this bedroom, and that would include all electric, Internet, water, trash, etc. Really unique apartment, large windows all around with the main exposures being east and west,, so amazing light fills your space at any time of day. Large front porch for communal outdoor space with other tenants, but this apartment has a large private balcony to itself facing the back of the property at the yard. Central AC and heat controlled by occupants. The bedrooms are quite large, especially in the context of the Riverside area Beautiful original wood floors throughout. High ceilings, extra large windows, mostly original hardware as it does have a lot of character. Has recently been freshly painted, The kitchen has everything you'd need and more. granite tile countertops, large refrigerator/freezer with icemaker, loads of storage cabinets, and drawers, along with a tall food pantry. Electric range with mounted microwave above. It also features a large nook area with its own separate granite tile breakfast bar surrounded by windows. We do have two full bathrooms, but I advertise it as 1.5 baths because one of them is having a bit of a water pressure issue in the shower, which I will do my best (save for totally re-piping) to fix out as we go. The second shower can be used, but it does take a long time for the water to heat and the pressure is not amazing. The main bath has a ton of space and the water pressure/hot water are good. Large mirror and custom shelves along with sufficient bathroom storage. Ceiling fans in every bedroom, in the living room, even in the kitchen and on the back porch. Sufficient off street parking for three cars in a long parking strip just to the right flank of the main building. We are also on a section of College Street where the road is widened and there is plenty of street parking if need be for guests or overflow. The backyard area is quite large relative to most of its Riverside counterparts. Definitely big enough for barbecues and get togethers, we even have a spot where we can hang a projector screen or sheet on the side of a neighboring garage for nighttime movies which is very cool. Our neighbors have a very cool large fire pit that they've had no issue with us using on occasion with permission. Apart from the amazing light you get in the mornings on the east side of the space and the same in the evenings on the west, I really do enjoy the views from this second floor perch. We are above many of the surrounding buildings and at the tree line. Much better than looking out at the facing of your neighbor's brick wall or a parking lot with maybe a tree or two,, I'm sure if you are exploring in the Riverside neighborhood I don't need to tell you this, but it is a fantastic area. Great parks, nightlife, cafes, gyms, restaurants, anything you really need within walking distance or perhaps a short bike ride. all that with just a 30 minute drive to the beach, and maybe a 7 minute drive to downtown. And we are basically right in the middle of all of it. A short block and a half to all the vibrance and function of King Street, including an established and progressing strip of bars, nightclubs cafes restaurants not to mention banks, pharmacies, etc. The city has done renovations to this area to bury all of the electric lines and are now utilizing nice street lamps instead which adds to a super pleasurable environment. We are also around six short blocks in the opposite direction from another epicenter of fun and practicality at five points Jacksonville, which has a semi new Publix shopping complex, Beautiful parks and plenty of nighttime entertainment in its own right. We're very close to FSCJ Kent campus,, St. Vincent hospital is about four blocks away at the river's edge. Walking, jogging, bike riding are all a pleasure in this area of town. the entrance to I10 and I95 are about a 1 minute drive,, I know I'm rambling, but the bottom line is this location is very hard to beat in my opinion I do run credit and background checks for all my applicants and I do charge a $100 application fee, so please keep that in mind. Depending on how well the credit checks come back, I may be able to offer a move-in special for a discounted amount of the deposit. Typically, I would ask for one months worth for any security deposit, but I am in a bit of catch-up mode and would really like to take the apartment off the market by 29 March for an April 1 move in. I can give you those details as we move forward. I am open to discussing pets, but there are not many breeds of dogs that Im not willing to take on. It would help immensely if your dog does not shed. Can talk about cats, One of the other two roommates does have a cat currently(Basically stays in his room ) All of this would come with a one time pet fee, the amount would be decided on a sliding scale of age breed weight temperament, etc. I do want to mention that I'm not looking for people that need their booming music all night or having loud parties every weekend, as this is an apartment building and there are two apartments directly below this one. Of course, open to larger get togethers every now and then with some considerate communication. The rest of the tenants on the property are very nice and stable people. I have actually be moved into one of the other units so I am a "live-in landlord". The one thing I ask above all is you exhibit good communication,, especially if there are ever issues getting rent in or complaints about other tenants As long as I am notified before the cut off date for rents, I can be flexible. I will say if delinquency on payments gets out of hand, I'm not one to hesitate to take action, but I am a reasonable person and have been through a lot myself, so certainly can be empathetic to a reasonable extent. Also, I will say one thing,, I like to be transparent to head off issues as much as possible. This is an older building and sometimes small things do happen, but being that I will be a live-in landlord, you can be sure that any problems that do arise I will tackle immediately. We have some good people that I work with that are resourceful, punctual and courteous. And that's about all you can ask for in helping with maintenance issues. Unfortunately, my pictures will not do it justice. I've made myself available for most of the next week and a half to accommodate schedules for viewing. I asked to start at a 12 month lease but can talk about that. Usually security deposit is equal to one month rent but with good references can offer half deposit if a good fit. Electric Internet, water, sewer, trash, pest control, lawn maintenance all included! Not opposed to a couple renting the room, but the fees would be higher and would need to be sure a good fit.
