Lease Terms & Conditions Lease term is 1 year 1. Security Deposit: A security deposit in the amount of $2500.00 is due prior to move-in. The deposit will be held to cover damages beyond normal wear and tear, unpaid rent, late fees, utilities or other lease violations. The deposit ( or remaining balance) will be returned within 15 days after move-out following a final inspection. 2. Rent & Late Fees: *Monthly rent: $2500.00 *Rent is due on the 1st day of each month. *A late fee of $75 will be assessed if rent is not received by the 10th day of the month. *An additional daily fee of $50 may be charged until rent is paid in full. 3. Utilities: Tenant is responsible for payment of all utility services, including electricity and water, for the duration of the lease. 4. Smoking Policy: Smoking is strictly prohibited inside the home. Smoking is permitted anywhere outside only. Tenant is responsible for proper disposal of cigarette/tobacco waste. 5. Drug-Free Property: No illegal drug use, possession, distribution, or related activity is permitted on the property at any time. 6. Yard Maintenance: Tenant is responsible for maintaining the yard, including mowing, trimming, and general upkeep, unless otherwise agreed in writing. 7. Property Inspections: Landlord will conduct routine property inspections every six (6) months with proper notice provided to the tenant. 8. No pets allowed.
