1. Lease Term: The term of this lease is 12 months, beginning on 06/15/2025 and ending on 06/15/2026 Upon the expiration of this lease, the Tenant may request a renewal or extension of the lease term, subject to the Landlord's approval and terms at that time. 2. Rent Payment: Rent for the property is $2230 per month, payable on or before the 1st of each month. 3. Utilities: The Tenant responsible for paying all utility bills related to the premises, including but not limited to: Water Gas Electricity Internet and Cable Services Trash and Recycling Services The Tenant agrees to place these utilities in their name and ensure timely payment. Failure to pay utilities is considered a breach of this lease agreement. 4. Wear and Tear: The Tenant agrees to maintain the property in a reasonable state of cleanliness and repair. Normal wear and tear, such as fading paint or minor scuffing of floors, will not result in charges to the Tenant. Tenant is expected to notify the Landlord promptly of any necessary repairs that are not due to Tenant's misuse. 5. Damage and Repairs: The Tenant is responsible for any damage caused to the property beyond normal wear and tear, including but not limited to: Broken windows or doors Damaged appliances or fixtures Stains, burns, or holes in carpets or flooring Vandalism or neglect of the premises Any repairs required due to Tenant damage will be charged to the Tenant. The Landlord will provide an itemized statement of damages and necessary repairs. Tenant must report any damage or needed repairs to the Landlord as soon as possible. Failure to do so may result in the Tenant being held responsible for further damage. 6. Maintenance and Repairs: The Landlord shall be responsible for ensuring that the property is in habitable condition at the start of the lease term. The Tenant must allow the Landlord or their agents access to the property for necessary repairs, maintenance, or inspections with at least 24 hours' notice. The Tenant may not make alterations or repairs to the property without prior written consent from the Landlord. 7. Security Deposit: A security deposit of $2000 is required upon signing the lease agreement. The deposit will be returned to the Tenant within 30 days after the lease ends, minus any deductions for damages, unpaid rent, or unpaid utility bills. The security deposit does not cover unpaid utility bills or excessive cleaning costs that may arise after the Tenant moves out. 8. Termination of Lease: Should the Tenant wish to terminate the lease early, they must provide 60 days written notice to the Landlord. If the Tenant vacates the property before the end of the lease term, they will be responsible for paying rent for the remainder of the lease period unless otherwise agreed upon by both parties. If the Landlord wishes to terminate the lease for any reason, they must provide 60 dayswritten notice to the Tenant. 9. Pets and Smoking: No pets are allowed on the premises without prior written consent from the Landlord. Smoking is not allowed inside the property. 10. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the state of California
