LEASE TERMS & SCREENING CRITERIA
LEASING TERMS
* Duration & Funds: Minimum 12-month lease term. Move-in funds must be paid in certified funds unless approved in writing by Landlord.
* Tenant-Paid Utilities: Tenant is responsible for establishing and maintaining direct accounts in their own name for electricity, natural gas, and internet.
* Landlord-Billed Utilities (WSG): Water, sewer, and garbage accounts remain in Landlord's name and are billed back monthly. Reimbursements are due concurrently with rent and are enforceable lease obligations; Landlord may allocate payments toward outstanding utilities prior to rent to the extent permitted by law.
* Smoking & Use: Smoking and vaping are strictly prohibited on the premises. The property shall be used solely as a private residence and may not be used for business operations, short-term rentals, transient lodging, Airbnb, VRBO, or subleasing.
* Insurance: Renters insurance required for all adult occupants prior to move-in (minimum $100,000 personal liability).
* Pets: Case-by-case with prior written approval. Maximum 2 cats permitted with a $300 refundable pet deposit per animal. Dogs are prohibited (verified legal assistance animals excepted).
MINIMUM QUALIFICATION & SCREENING CRITERIA
All applicants age 18+ will be evaluated concurrently as a pool using the following objective criteria:
1. Income: Combined verifiable gross household income must be at least three (3) times monthly rent. Must provide 2 months of pay stubs, W-2s, tax returns, bank statements, housing assistance, or other lawful, verifiable proof.
2. Credit: Minimum score of 700. No unpaid housing-related collections or landlord judgments within the past 5 years, and no current outstanding rental debt or pattern of late payments.
3. Rental History: Minimum 3 years of positive, verifiable rental history from non-relative landlords (or proof of timely homeownership mortgage history) with zero material lease violations and no evictions within the past 5 years.
4. Background: Criminal and eviction screenings will be conducted and evaluated individually in accordance with fair housing laws. Applications containing materially false or incomplete information will be denied.
If multiple applications meet these baseline criteria, Landlord evaluates concurrent pools based on lawful business factors (income stability, creditworthiness, debt obligations, move-in timing). Selection is not guaranteed.
Screening reports are processed via Zillow or a designated provider. Per RCW 59.18.257 and the FCRA, comprehensive reusable tenant screening reports are not accepted; applicants retain the right to obtain a free copy of the consumer report from the screening agency in the event of an adverse action and dispute its accuracy. Written Adverse Action Notices provided when required by law.
MOVE-IN COSTS & OCCUPANCY POLICIES
* Move-In Costs: Base security deposit equals one month's rent, subject to law. Total standard move-in deposits/fees will not exceed one month's rent (excluding approved pet deposits). Pursuant to RCW 59.18.610, tenants may request a written 3-month installment plan for move-in deposits and fees.
* Occupancy & Guests: Limited to individuals listed on the lease; maximum 2 persons per bedroom plus 1 additional occupant. Guests staying over 14 consecutive days or 30 days total within a 12-month period require prior written approval or will be deemed unauthorized occupants.
LANDSCAPING & MAINTENANCE RESPONSIBILITIES
* Backyard (No Lawn): Tenant must keep backyard, pathways, and beds free of weeds, trash, and debris. Landlord handles structural pruning of trees, woody shrubs, and seasonal perimeter landscape maintenance. No landscape modifications or structures (raised beds, sheds, pools) allowed without Landlord's written approval.
* Maintenance Reporting: Tenant must promptly report any plumbing/roof leaks, water intrusion, mold, appliance/electrical issues, pest infestations, or conditions affecting habitability and safety. Tenant is liable for damage caused by failure to comply with reporting obligations.
* Irrigation System: Landlord manages seasonal programming and winterization of the automated irrigation system. Tenant must immediately report any leaks, broken drip lines, or broken emitters to prevent plant loss and water waste.
