Here are the highlights, message me if interested! - Mound/Westonka school district - Minutes away from Excelsior and Wayzata - Minutes away from Lord Fletchers, the Narrows, Back Channel Brewery, and other local hot spots, including Lake Minnetonka! - 25 minutes from Downtown - Rent is due by the 1st day of every month - In the event that rent is not paid and delivered to Landlord by the 3rd of the month, Tenant shall pay to Landlord a "late fee" in the amount of $100.00 - Tenant shall deposit with Landlord the sum of $2,100 (base rent) as security for any damage caused to the Premises during the term hereof, to be paid upon the execution of this Lease Agreement. Such deposit shall be returned to Tenant, along with 1% simple non-compounded interest, and less any set off for damages to the Premises upon the termination of this Agreement. - If the Tenant moves out prior to the natural expiration of this lease a re-rent levy of 2X monthly rent will be charged to the Tenant - Tenant is required to carry Renters Insurance, the policy shall have a minimum liability coverage of $100,000, a deductible not exceeding $500, and name Landlord as additional insured on the policy. - Tenant shall be responsible for arranging and paying for the following utilities and other services required or acquired on the Premises: electricity, natural gas, air-conditioning, cable/satellite television, telephone service, internet service. Tenant is responsible for shoveling own driveway and walkway - There is a $50 per month fee for each pet living on the premises - Should it become necessary for Landlord to employ an attorney to enforce any of the conditions or covenants hereof, including the collection of rentals or gaining possession of the Premises, Tenant agrees to pay all expenses so incurred, including reasonable attorneys' costs and fees. Landlord will not pay any Tenant's expenses of employing an attorney for any reason - Smoking indoors is prohibited
