Renter responsible for electric and gas. Owner responsible for condo fee. Last month + one month security deposit due at the lease signing. Rent payments are due by the 5th of the month and must be paid electronically. Reasonable late fee for payments sent after the 5th. Condo By-Laws must be observed, including the maintenance schedule, security measures and all other bylaws and rules. Any issues involving plumbing, electrical, entry way, HVAC, garbage disposal or appliances will be responsibilities of the owner. Renter responsible for changing the air filter every month, cleaning the chimney, etc Owner will conduct maintenance walk through at the 6 month mark. Owner will provide 36 hour notice to visit the property. Any upgrades to the condo will need to be approved.
