- Verification of at least 12 months of continuous employment or stable income source is required.

- No outstanding balances or unpaid judgments owed to previous landlords.
- Verifiable positive rental history for the past 24 months. (First-time renters without verifiable history may be required to provide a qualified co-signer).
Co-Signer/Guarantor Policy:
- If an applicant does not meet the income or rental history requirements, a co-signer may be accepted at the owner's discretion. Co-signers must meet a 700+ FICO score and provide proof of income at 4x the monthly rent.
Verification:
- Landlord reserves the right to contact previous landlords to confirm lease compliance and on-time payment history.
