Home in sun city anthem an over 55 community. At least one person on the lease must be over 55. This is a patio home. All outdoor maintenance is taken care of by the association. I cover association fees which include landscape maintenance and trash pickup. The tenant can purchase a pass to the anthem facilities for a small fee. Facilities include workout room, pools and clubs. The outdoor area is communal. There is no fenced yard and the tenant cannot plant outdoors or put up barriers. This includes pet enclosures or gardens. It's a sunny home in a nice neighborhood. Renter is responsible for utilities -- gas, electric, water, etc. I like to start with a year lease and then go month to month. I have a home warranty so repair cost to the tenant is generally $85 but no more than $100 per repair unless the damage was done by the tenant. There is a 2 car garage and a driveway for off street parking. However, I recommend parking in the garage because the rabbits have been known to damage cars. I prefer non smokers. Pets are fine, but there is no fenced yard and you cannot put in any kind of fence in the shared outdoor space. You will, of course, be responsible for your pet and pet damage.
