(Over 12 months) Set annual increases - Will offer considerable discount for longer lease lengths Resident to pay all utilities as used (Water/Sewer/Garbage/Electricity/Gas) Resident to maintain yard - equipment will be left in shed - lawnmower/shovels/etc. (If you are a gardener, you will love this yard! - over 30+ yards of new compost & 50/50 soil & amendments have been brought in to get great harvests) Resident to maintain home in good working condition - Resident required to notify owner if anything significant breaks or there is wear and tear beyond normal living expectations. Resident responsibility to pay for and complete maintenance up to $100.00 - Owner to help facilitate completion. Over $100.00 Owner may bill back to resident if not considered general wear and tear. Resident has some liberty to customize home - painting walls, modifications, etc. - if Owner accepts in writing only. Renter's insurance is required - $500,000 minimum liability / bed bugs & roach coverage required / Owner to be listed as interested party. This should only cost about $15.00 / month - well worth it! No smoking - vaping/marijuana/cigarettes/cigars or other types of smoke inside the home or garage. Cat - up to one cat Dogs - up to two small dogs or one larger dog. $500 pet deposit per pet is required - refundable! (we love pets, just want to cover potential damages - things happen - we get it!)
