    Hello! I am looking to rent a private bedroom (furnished or unfurnished) in this furnished 2 bed/1 ba home in the lovely Park Hill neighborhood. DETAILS BELOW, but I typically only use the home 1 to 2 weeknights every other week, SO YOU HAVE THE HOUSE TO YOURSELF 75%+ of the time! Wood flooring and tile throughout, 1940s charm with coved ceiling in the living and dining, very quiet and safe street in a heavily treed park-like neighborhood perfect for biking, walking, and running. Newer systems and appliances, in unit laundry. 10-15 minutes walking distance to three commercial centers with nice restaurants (Bistro Vendome, Lucina, Esters Pizza, Lady Nomada, Chipotle, Starbucks, etc.) and services, close to multiple transit lines (bus 20, 43, 28, 65) and super convenient to the A Line light-rail to DIA or RiNo/Mission Ballroom/Union Station (7 minute bus ride to Central Park Station from stop 1.5 blocks away). Home is on a great block with very friendly and attentive neighbors who look out for one another. NOTE: I use the home primarily for work while I'm in the city and I am typically in the home 4 to 8 nights per month only; so you get the home to yourself most of the time. I live in the mountains with my family so my typical schedule would be 1 or 2 weeknights every few weeks and particularly before or after work travel. The small garage offers approximately 8 ' by 16' of floorspace secured storage on-site, if needed. This is a very flexible offering with a two month minimum commitment (i.e. 1 month plus 30 day vacate notice), severable by either party with 30 days notice, but could be a long-term arrangement if it works well for both parties. Pet free (though I occasionally have my dog in the home), and the room is for ONE person only; no couples or children, please. I'm looking for someone who is clean, friendly/courteous, respectful, fully employed with good credit (650+), and is OK with my family occasionally accompanying me such as the night(s) before/after a flight, arts, or sporting event in the city. Bedroom faces the quiet back yard, has two windows, and a small walk-in closet with hanging bards on either side. Currently furnished with a queen bed and large dresser. All utilities included plus internet in the rent, but with limits in place for the Xcel Energy at $150 max allowance. You pay the difference if you prefer the home very warm in the winter or very cool in the summer via Central Air Conditioning. Private back yard with patio, grill, and table/seating. Kitchen has granite counters, stainless appliances and a gas cooking range. Separate dining area. Parking in the driveway can accommodate two vehicles in tandem. Formal lease document will be drafted for signature by lessee and lessor. 60 day minimum which includes first month plus 30-day notice to vacate. Month to month terms thereafter severable by either party for any reason with a minimum of 30 days advanced notice. Renter will place out the trash, recycling, and compost receptacles weekly in the alley pickup zone and return at the end of each collection day. If it snows, renter will shovel the front porch, walkway, and sidewalk immediately in front of the home prior to noon and before leaving for the day, as well as upon returning in the evening, and as often as required to allow safe passage. Additonal terms will be provided for review in the formal lease document prior to acceptance of the space. Primary terms to be aware of include: Rent due the 1st of each month and no later than the 5th of each month. Preferred payment method will be via Venmo for ease of both lessee and lessor. No smoking. No pets. Rent for one occupant only. Utilities included but with established maximum monthly allowance by utility category as specified within the lease.
