Plumbing No grease, wipes, diapers, paper towels, or similar items in drains or toilets. Tenant responsible for misuse-related plumbing repairs. Alterations No painting, remodeling, lock changes, fixtures, EV chargers, satellite dishes, exterior cameras, or permanent improvements without written approval. Parking Two assigned front parking spaces. Street parking subject to local law. No storage of inoperable vehicles, boats, RVs, or trailers without permission. Vacancy Tenant shall notify Landlord if the property will be vacant for more than 14 consecutive days. Entry Landlord may enter as permitted by California Civil Code 1954. Insurance Tenant shall maintain renter's insurance with at least $100,000 liability coverage. Default Failure to pay rent or comply with this Agreement may result in notices and remedies allowed by California law.
