There is currently a single female - long term (12 month) tenant (along with her lovely & well behaved dog, Indiana) that occupies the only other private bedroom. Like a new tenant, she has her own private bathroom. No Smoking, No Pets, Maximum guest visitations is a single Over-night guest - limited to 2 nights per week and 7 nights per month ($200 fee for any nightly stays beyond 5 per month). No one other than the tenants may occupy the home in any fashion or manner, for any extended length of time as noted above - beyond a single night (total of 5 nights per month! The home is 1 mile from uptown Charlotte (0.7 from Johnson C. Smith University). It is across from a lovely greenway, creek, community garden and grass park where many people & families walk themselves, their dogs & children, etc,. It is in a rapidly gentrifying (for better or worse) neighborhood 1/2 the homes are large new construction homes, while the other 1/2 are smaller, 1 story older legacy homes. 12 month lease. $995 security deposit. $995 per month rent Late Fees: $100 1st day Due Immediately $200 3rd day Additional to the 1st $100 $300 5th day Additional to the $100 & $200 paid on days 1 & 3 Once the rent is a full week late, the agreement will be written out to terminate the lease and replace with a new tenant as soon as possible.
