    Before you even look at the home, please note a few things about the "Park" the home is located in. You have to go to the Office and get qualified to be in the park, they do not finance any of the homes here that I am aware of at this time, you are qualifying to be able to pay the space rent and what not. If you plan to remove the home and put it elsewhere, then we can get the "park" involved after the sale as they have a chance to buy the home from me in order to keep it in the park (this is NOT common). If you do plan on moving into the park, then please be aware of the requirements: 1) 600 + credit score (though depending on income, they may work with you) 2) $2000 monthly income (gross) 3) Two forms of ID 4) Prove of Income (Check stubs, bank statements, ect...) This home is in AS-IS condition and it can be a great starter home for the do-it-yourself handyman/lady, or a great investment property for others looking to have some income property. You could easily get another $400 on top of the space rent here. We have done some work on the place but due to unplanned family expansion, we need more space and can't continue the work needed to finish the house. While it is a two bedroom, you could easily make it a three bedroom and either loose some space in the "master" bedroom or make something out of the very large living room. The good: Finished Living Room. This has a nice laminate flooring and new sub-floor. There is a built-in swamp cooler as well, it's great for the spring and cool summer days. The second (kids) bedroom is finished. It has a nice closet and floor is done. You will notice there are two "window/wall" A/C's in the pictures, those are both staying, we also have a portable that we will give to the new owners. This is great as it allows you to cool just the rooms you need while you use them. The hallway floor leading to the two bedrooms and baths is done with a new sub-floor. The Bad: The kitchen/dinning room floor needs to be updated/redone. New subfloor to match the living room, but it wouldn't take much money to finish in this case as we have the same laminate that was used in the living room just waiting for a new sub-floor to be laid. So all you need to do is put in the new sub-floor as we will leave the laminate for you to use at your discretion. The master bedroom needs to have the carpet removed and subfloor replaced. Good opportunity to make it your own. The roof needs to be repaired, this is not your typical roof though and it's not terribly expensive to repair. It just needs to be fully cleaned, any minor leaks fixed (there are a couple) and then it needs to be resealed. You can look up how to do that on google, as I said for these older mobile homes, about once ever 6 - 8 years, you have to reseal the roof. The ugly: A bit ago we tried to install a swamp cooler on the roof. That went fine, and there is piping (disconnected now) and everything was setup. But the motor was not powerful enough to blow air throughout the house, again if someone is good with tools, it wouldn't take much to get this working, a new motor and some ducting and you could have whole house Swamp cooler cooling. The home also features a storage shed and if you want, we will leave up the fencing in the carport. We did that for security and to allow our dog to have an area they could use. Also note that all windows in the house have been replaced with double pane with the gas in between to help with insulation and keeping heat in during the winter and keeping cool air in during the summer. They all have their screens so you can open them up in spring and fall for some nice cool air movement. The park has a pool and community center as well and you have direct access to Mooney's Grove anytime you want.
