Criminal History: Criminal history will be evaluated on an individualized basis consistent with applicable federal, state, and local fair housing laws. A criminal record does not automatically disqualify an applicant. Occupancy Standards: Maximum occupancy shall comply with applicable state and local laws. Smoking Policy: Smoking and vaping are prohibited inside the dwelling, detached garage, bath house, and greenhouse. Grounds for Denial: An application may be denied for reasons including, but not limited to: insufficient income, inability to verify income or identity, unsatisfactory rental history, materially false information on the application, or failure to meet other published screening criteria.
