    Check out this beautiful property located 3 miles north of Cortez, Colorado with stunning mountain views. Perfect for a couple who want to live in rural Colorado in a smaller home with a guest house and four rental properties to supplement your income. Mature trees around the property provide comfortable shade and accent a terrific farm environment. The property is 3.55 acres with three shares of irrigation water and two county water taps. There is a sprinkler system using irrigation water for all grass areas. Heating for all buildings is natural gas. There are two septic systems. The septic system for five of the six buildings is only six years old. The residential building is on its own septic system. The residential home is 984 square feet. It has two bedrooms and a small office. The house was built in 1939, however the house has been upgraded. This home has a very functional floor plan, lots of large windows and is easy to heat and cool. The guest house near the residential building. It has 480 square feet with a mini-kitchen and small bathroom. This building is about 10 years old. Three vacation rental cabins that are 840 square feet. Each has two bedrooms, one with a queen bed and one with three twin beds. The cabins have a small living room and mini-kitchen. The kitchens are equipped with a stove top, mini-fridge and are stocked with dishes and pans. The bathrooms have a large tiled shower. The cabins have granite counter tops, beautiful vinal plank floors, and wood interior doors. They are six years old. We rent the cabins for $145 a night and a $35 cleaning fee. One building that is 880 square feet is split between a small rental (much like a motel room) and a service room with a full kitchen, washer and dryer. The service room is stocked with linen and supplies. The “motel room” has a king bed and large bathroom with a tiled shower. Also, a mini-fridge and microwave. This building is only three years old. We rent the "motel room" for $85 a night and a $35 cleaning fee. The property also has a secure and roomy workshop, a storage shed and a three vehicle parking barn. Also, a garden area and greenhouse. About one acre is in alfalfa and grass. Pasture is in prime condition and has produced up to 30 bales of grass hay in years past. There is also a horse corral.
