The house also feature passive solar heating and cooling in the form of two large shade trees on the south side of the house. They shade the house from the sun in the summer and allow the sun to warm the house in the winter. During the summer we only felt like we needed to use the A/C once the temperature got over 85. The windows are large and our cats loved to sit in them all year long. Nice yard for the kids to play in and Rappahannock schools have a good reputation. My youngest daughter got a mostly free ride from the scholarships she earned in Rappahannock HS. You’re also real close to 522 - which is plowed very early - but not too close that you hear much in the way of traffic. If you like backyard birding - there’s plenty of that too.
