Lease Terms & House Rules Tenant agrees to comply with all Panorama Summit HOA rules and regulations. Any violation of HOA rules shall constitute a violation of this Lease. The following are prohibited: Smoking, vaping, or marijuana use inside the unit or in any area prohibited by the HOA. Pets without prior written approval from Landlord and compliance with HOA rules. Short-term rentals, Airbnb, VRBO, subleasing, or unauthorized occupants. Excessive noise, parties, or any activity that disturbs neighbors. Parking in unauthorized spaces, fire lanes, red zones, or guest spaces without authorization. Vehicle repairs, maintenance, or storage of inoperable vehicles on the property. Storage of personal belongings, bicycles, boxes, furniture, or trash in hallways, stairwells, garages, or common areas. Hanging laundry, towels, clothing, or other items from balconies or patios. Alterations, painting, flooring changes, installations, or modifications to the unit without prior written approval from Landlord. Illegal activity of any kind on the premises. Commercial activities that create excessive traffic, noise, or disturbances. Tenant Responsibilities: Maintain the property in a clean and sanitary condition. Promptly report leaks, water intrusion, plumbing issues, mold concerns, or maintenance problems. Properly dispose of all trash and recycling in designated areas. Maintain renter's insurance throughout the lease term. Be responsible for the conduct of all guests and invitees. Pay any HOA fines, fees, damages, or penalties resulting from Tenant's actions or the actions of Tenant's occupants or guests. Failure to comply with these terms may result in fines, lease termination, and other remedies permitted by California law.
