The house has been recently painted inside and out, and repaired. A new plank floor has been installed in the kitchen and living room. The house has a large backyard and shed for storage. Utilities The lessee shall be responsible for arranging for and paying for all utility services required on the premises, including gas, electric, water and sewer. 2.Late charges For any month in which the rent is not fully paid, by the 5th day of the month, a charge of $75.00 will be added to the rent and paid with the rent that month. If a rent payment is not paid by the 5th day of the following month, another $75.00 will be added for the first missed payment plus $75.00 added for the current month, and these charges will accumulate monthly until the rent is current. In addition, any rent owed will accrue interest at the rate of 15% per annum from the date such rent was due. 3. Holdover by lessee Should Lessee remain in possession of the demised premises with the consent of Lessor after the natural expiration of this lease, a new month-to-month tenancy shall be created between Lessor and Lessee which shall be subject to all the term: and conditions hereof but shall be terminated on thirty days' written notice served by either Lessor or Lessee on the other party. 4. Animals Lessee shall keep no domestic or other animals on or about the leased premises without the written consent of Lessor. Lessee may keep up to 2 dogs for an additional monthly charge of $50 per animal will keep the premises clean and free of animal hair and waste. 5. Use of premises The demised premises shall be used and occupied by Lessee exclusively as a private single family residence, and neither the premises nor any part thereof shall be used at any time during the term of this lease by Lessee for the purpose of carrying on any business, profession, or trade of any kind, or for any purpose other than as a private single family residence. Lessee shall comply with all the sanitary laws, ordinances, rules, and orders of appropriate governmental authorities affecting the cleanliness, occupancy, and preservation of the demised premises, and the sidewalks connected thereto, during the term of this lease. 6. Dangerous materials Lessee shall not keep or have on the leased premises any article or thing of a dangerous, inflammable, or explosive character that might unreasonably increase the danger of fire on the leased premises or that might be considered hazardous or extra hazardous by any responsible insurance company.
