Living Situation: Shared home with a single female homeowner and her 16-year-old son Homeowner works from home Property includes multiple pets: 2 large dogs, 2 cats, fish tanks, a tortoise, chickens, and a turkey Calm, respectful household Furnishings: Kitchen, bathroom, and living area are fully furnished Bedroom includes a walk-in closet, TV, and nightstand Tenant must provide their own bed Apartment Features: 3/4 bathroom Shared laundry Driveway parking (uncovered) Limited storage available Outdoor access in warmer months Kitchen Setup: No full-size stove/oven in the unit Includes double burner and toaster oven/air fryer Main kitchen may be available for occasional use Requirements: No tenant pets permitted due to existing animals in the home (non-negotiable) Female tenant preferred Must pass background check Location: 3 minutes drive to Downtown Evergreen Walking distance to trails Close to shops and dining Lease Terms: 12-month lease preferred 3 6 month options available for additional fee Rent due on the 1st Late fees after the 5th 30-day notice required Lease Terms Lease Duration: The standard lease term is for a period of 12 months and is available for immediate lease upon signing this agreement. Short-Term Options: Shorter lease terms of 3 months or 6 months are available upon request. These options are subject to additional fees, which will be detailed in an addendum to this lease. Immediate Availability: Tenants wishing to opt for a shorter lease term must notify the landlord prior to signing to allow for adjustments to the lease agreement and fees. Rent & Utility Payments: Rent and Utilities is due on the 1st of each month for $1600 total. Payments received after the 5th of the month may incur a late fee as outlined in the lease agreement. Notice of Termination: A 30-day written notice is required for termination of the lease, regardless of the lease term. Failure to provide the required notice may result in penalties as outlined in this agreement. Renewal Options: Tenants with short-term leases may have the option to extend the lease, subject to the landlord's discretion and property availability. Rental Rates: Monthly rental rates for shorter lease terms will include additional fees, which will be specified in a lease amendment or short-term lease agreement.
