HVAC Filter Replacement: Tenant(s) are responsible for the regular replacement of HVAC (heating, ventilation, and air conditioning) filters. Filters must be replaced at least quarterly (every three months), or more frequently if tenant(s) necessitates. Failure to replace filters regularly may result in charges for increased maintenance or damage to the HVAC system. Exterior Lawn and Landscaping Maintenance: Tenant(s) are responsible for all general exterior lawn and landscaping maintenance to keep the property in a neat, tidy, and healthy condition. Light Bulbs: Tenant(s) are responsible for replacing all non-specialty light bulbs throughout the interior and exterior of the property as needed. All bulbs must be operational and of matching type/color temperature upon vacating the premises. Interior Cleaning and Condition: Tenant(s) shall maintain the interior of the property in a clean, sanitary, and undamaged condition. Regular cleaning of floors, walls, appliances, bathrooms, and kitchens is required. Upon vacating, the property must be professionally cleaned or returned to the same level of cleanliness as documented in the move-in condition report. Battery Replacement: Tenant(s) are responsible for replacing batteries in smoke detectors, carbon monoxide detectors, and any smart home devices provided by the Landlord, as needed. Appliance Care: Tenant(s) are responsible for the proper use and routine cleaning of all provided appliances (e.g., refrigerator, stove, dishwasher, washer, dryer). This includes cleaning lint traps in dryers after each use and cleaning drip pans/racks in ovens. Damage: Tenant(s) are responsible for any damage to the property, fixtures, or appliances beyond normal wear and tear. This includes damage caused by Tenant(s), their guests, or their pets.
