Interior and exterior freshly painted. LEASE TERMS AND SCREENING CRITERIA 12 month lease. Tenant pays utilities. No smoking. No pets other than up to two cats approved on a cat by cat basis. Small dogs ( 20#) might possibly be considered cats. Verified income ratio of 3 times monthly rent. Income is the sum of all applicants' incomes. Acceptable documentation includes two consecutive pay stubs, W-2, tax return, social security statement, housing vouchers, etc. Minimum credit score of 700. If more than one applicant the score is calculated as the sum of each applicant's score multiplied by their percentage of total monthly income. Example: A has 10k income and a 750 score. B has 5k income and a 650 score. Thus 10/15*750+5/15*650=717. Positive references from all landlords for the two years preceding application. Positive means for each reference: No more than two late payments. No violation of lease or rental terms. No noise complaint. No notice to pay rent or unlawful detainer (eviction) notice. Money due on signing lease is equal to three month's rent: first month's rent; last month's rent; a security deposit and a nonrefundable $250 carpet cleaning fee which together equal one month's rent. Landlord accepts a comprehensive reusable screening report by a consumer reporting agency. If not available then a $35 fee will be charged for an Experian report through Zillow. The only application accepted is landlord's which is available when you tour the house. Application is complete when all applicants have furnished an application, the information on the application has been verified, and all applicants have toured the house. To request more time: Send landlord an email to request additional time to complete the application to either ensure meaningful access to the application (language assistance) or a reasonable accommodation (disability). Written lease must be signed within 1 day of applicant's acceptance of landlord's offer to rent.
