The rental duplex unit has three bedrooms, one featuring a walk-in closet. One of the bedrooms with beautifully stained-glass doors can be used as a study or home office. The upgraded kitchen is done in natural wood cabinets and has ample storage. The kitchen features granite countertops, an oven, a built-in microwave, a dishwasher, and a water filtration system. The washer and dryer are in the laundry room, with extra room for storage. Relax in your private enclosed backyard, which leads to a shared parking area with enough parking for two cars with back alley access. The backyard can be accessed through side gate ONLY. There are two other parking spaces in the front driveway and plenty of street parking. The tenant will be responsible for all utilities, for 70% of utilities of water, electricity, gas and sewer, and 50% of trash monthly. Save on your lowered electricity bill with a solar panel set up (already paid off). The other unit has another private entry in the shared parking lot. One small portion of a shared wall is located in the laundry room. The house is conveniently located near parks, shopping centers, Cal Poly Pomona, hospitals, downtown Pomona, and downtown Claremont. Applications and credit checks are made through Zillow Applications. Application fees ($35) applied through app or website. Minimum credit score is 640, and 2.8x the gross income. Please include viable references in your application. First month's lease of $2850, the deposit of $2850 and the pet deposit ($250 each pet, if applicable) are due the first month. The lease is a minimum of 12 months, and if the lease term is broken, the deposit is forfeited. No subletting allowed. The tenant will be responsible for all utilities monthly, (70% total for gas, electric, water, sewer and 50% for trash). The total will be calculated into the month's rent at the beginning of each month. The water heater is shared with the back unit. Renter's insurance is required. One small shared wall is located in the laundry room with the back unit. Back parking lot is shared with back unit, and both units will have access keys to the back parking lot. Anything placed in the back parking lot will be the tenant's responsibility and discretion. Back unit's trash bins are located on the side of the house. Two pets maximum. Cats and indoor dogs under 50 pounds are permitted, and large dog eligibility is to be determined by the owner if they are friendly and quiet. The pet deposit is $250 per pet. The backyard and front yard will be the front tenant's responsibility for upkeep. Any modifications to plants or trees are allowed only by the property owner's permission. NO smoking indoors. Smoking outside using safety precautions is ok.
