    The subject property is a 20.30 acre parcel of land that has been used for the production of alfalfa hay, The sale includes 47.2 acre feet of storage/ditch water rights that are appurtenant to the land. 2.059 acre feet of surface water per acre in a 100% year (2.059 x 22.92 = 47.2 acre feet). The 47.2 acre feet of ditch water rights are confirmed by the attached Walker River Irrigation District, card # 57170., In February of 2003, the seller had a 200 ft. deep, 8" well drilled on his property by Nevada Pump & Drilling. the pump is 3 hp and pumps 100 GPM. It is powered by a 20KW Cummins propane generator. The seller then made arrangements to purchase 20 acre feet of water in September of 2004. Deed # 338092. The purchase price was $40,000 for the 20 acre feet of water annually at 0.144 cubic feet per second (cfs) from permit # 36524, to be transferred to the subject property for irrigation and domestic use. After engineering and fees the seller stated that the total cost of the 20 acre feet of "underground" water rights was approximately $50,000. There are 2 wheel lines that have new motors on them and work well. The fields are planted with an Alfalfa /Grass mix
