Owner is local to promptly address any issues that may arise. Renter is responsible for electric, internet and cable. This is a no smoking unit. However, pets are allowed. Last month's rent and refundable security deposit are due at signing, as well as a non-refundable $150 application fee. Please allow for up to two weeks for processing of the application. Rent is due by the 5th calendar day of each month. Lease duration is 12 months; if renter or owner does not intend to renew the lease, notification must be given at least 60 days prior to the date of lease termination. Renter will grant owner access to the unit after completion of six months of the lease term in order to perform a walk through the unit. At walk-through, the owner will replace the air conditioning and water filters. Renter and owner will coordinate a date and time at which the walk-through will occur. Renter is responsible for maintaining the cleanliness of the unit, and any damages to the unit beyond normal "wear and tear" will be deducted from the security deposit.
