    What's special

    Lots of space, approx 6800 sq/ft and very low taxes, approx $580/year total. This house is for someone looking for a project. When the work is complete, it would be like owning 6 1000-1200 sq/ft 2-3 bedroom houses all under one roof! All 4 units on left side of house are approx 1200 sq foot per unit. Bottom level is set up to be a storefront or business. Each level is accessible from a grand staircase that divides the left and right side. Each unit on left side has it's own electric meter and panel box. Each unit on left side is wired insulated. The 3 levels on the right side are mostly gutted with incomplete floors, 2 of the levels are 1 big open space with no room dividing walls. There's a 3 level marine grade steel fire escape in the back. New rubber roof on left side, new shingled roof on right. Many new windows and doors and extra parts to fix existing windows. Siding was done 8 years ago and has tyvek and/or foam board underneath. For a reasonable offer near my original asking price of $52,500. I was willing to include $10k-$15K worth of materials and supplies such as new faucets and bath fixtures, 4 extra shower units, tons of lumber and plywood, extra windows and doors, extra complete set of kitchen cabinets with corian countertops (not currently installed), other assorted moldings and building materials and many old 4x6x16 foot beams, some 6x6 treated wood, an assortment of 2-4" thick beams ranging from 8-12 feet, about 8 2x12x16's, piles of 2x4's, 100+ sheets of 1.5"x4'x4' foamboard insulation, 2 fireplaces, gas appliances, extra stoves and refrigerators, a washer and dryer, drywall supplies and suspended ceiling grids, woodworking equipment (possibly a table saw and a jointer) boxes of tile and flooring and more. I also have a newer hot air oil furnace complete with duct work and 2 oil tanks that I would include if I got the asking price. If extra supplies and building materials are not wanted, I will sell this house for significantly lower than the asking price as I am currently considering an offer to sell it with no extra stuff. Without any extras, I am willing to let this property go for around $44,000 This building is located within walking distance of grocery stores, downtown shops and restaurants but far enough away from other houses. The nearest residence from this house is about 500 feet away, making this a good location if you like privacy. I've owned this property for 9 years and had it secured well enough that it was near impossible to break into, that is until I listed the property through a realtor last year. A thief broke in through the lock box and caused a lot of damage to the plumbing and heating system as well as damage to floors and ceilings. The new PVC Drain lines going to all bathrooms and kitchens are still intact but 80% of all other pipes are gone. I came to discover the theft and vandalism before the thief got everything, I removed the keys from the lock box and the thief was never able to get back in. The radiators are still in the house but the heating system would need a ton of work to be functional again the way it was. It would be best to install separate split system or electric baseboards or gas units for each level. Some of these units need more work than others to make them livable again. The good part is that 4 of the units are insulated and have new wiring with their own separate panel boxes. The house is mostly cleaned out with no known leaks but some of the windows need flashing. There should be no reason to gut anything that is already there other than maybe the plaster walls of the stairway. The major thing that this building needs to be functional would be the water lines and some form of heating. Due to an injury, I'm unable to do any work on this house myself and I have to sell it. Any reasonable offer will be considered.
