Appliances included are range, refrigerator, and washer & dryer hook ups. No utilities included in rent. Rent: $1,095.00 per month. Minimum gross Applicant income: $3,285.00 per month (3 times monthly rent). TERMS: This property is located OUTSIDE Portland city limits and is not subject to the FAIR Ordinance. All occupants 18 years of age and older are Applicants and are jointly responsible for paying rent to the landlord. Minimum gross Applicant income must be at least 3 times the monthly rent. One year rental agreement. NON-SMOKING PROPERTY. Smoking and vaping is prohibited everywhere on the property. No marijuana and no marijuana products allowed on the property. No pets allowed at this property. Security Deposit = minimum 1.75 times monthly rent (*may be increased depending on background screening results). Per Oregon landlord tenant law, all landlords in the state of Oregon must allow Section 8 voucher holders to apply for a unit using the Section 8 voucher as a source of income and be screened in accordance to the landlord's Screening Policy. Verify all supplemental documentation has been attached (i.e., documentation for service / assistance / companion animal, etc.). If an incomplete application is received, it will be canceled upon receipt by Gordon Properties, Inc. Once we have verified your application is complete and is first in line, we will email you a showing invitation. All showings are in-person and are scheduled Monday thru Friday excluding holidays. Applicant(s) will schedule a property showing to occur within 48 hours of notification their application is complete and is first in line. If applicant(s) fail to view the property within 48 hours of notification, the application(s) may be canceled. A Background Screening Charge of $50.00 per Applicant in certified funds is due at the property showing to continue processing the application(s) after the showing. A receipt will be provided. The Background Screening Charge is non-refundable. If the Background Screening Charge is paid at the property showing, Gordon Properties, Inc. will run a full background check including rental history, evictions, credit history, criminal and references. The full background check typically takes 3-5 business days but this may vary. If you choose not to continue the application after the showing, there is no fee. Your application will be canceled. If you choose not to pay the Background Screening Charge at the property showing, your application will be canceled.
