Guests and Occupancy Limits Long-term guests (more than 14 days within any 60-day period) require written approval. Unauthorized long-term guests are considered violations of this agreement. Locks and Security Devices Tenant shall not change or rekey locks without written permission. Any unauthorized lock changes require rekeying at tenant's expense. Move-In/Move-Out Inspections Tenant must complete a move-in condition report within 72 hours of occupancy. Upon move-out, any repairs beyond normal wear shall be deducted from the security deposit. Early Termination Early termination without cause requires a fee equal to two months' rent, plus continued payment until the unit is re-rented or lease term ends, whichever occurs first. Rent Acceleration In the event of lease termination due to tenant default, all remaining rent for the lease term will become immediately due and payable. Subletting and Short-Term Rentals Subletting of any part of the property and listing on platforms such as Airbnb or VRBO is strictly prohibited. Default and Termination Non-payment, property damage, unauthorized occupants, pets, subletting, or smoking constitute default and grounds for immediate termination under South Carolina law. Indemnification Tenant agrees to indemnify and hold harmless the landlord from liability arising from misuse, negligence, or personal injury occurring on the premises during tenancy. Attorney Fees and Legal Costs In the event of legal action arising from this lease, the prevailing party is entitled to recover attorney fees and associated costs.
