Schedule and pay for water treatment system servicing twice annually. Schedule and pay for septic system pumping and inspections per service provider recommendations. Schedule and pay for annual chimney inspection and cleaning. Perform major repairs to structure, roof, plumbing, and electrical systems (except where damage is caused by tenant negligence). 8. UTILITIES Tenant(s) shall be responsible for all utilities and services to the Premises, including but not limited to: Electric and gas service (BGE) Water and wastewater usage (well and septic system care per guidelines) Internet, cable, and telephone service (if desired) Failure to maintain utility services in good standing shall be considered a material breach of this Agreement. 9.
