LEASE TERM: 1 year (negotiable) 2. RENT Monthly Rent: $3600 Due Date: 1st day of each month Late Fee: 5% of monthly rent if not received by the 2nd day of the month. 3. SECURITY DEPOSIT A security deposit of $3600, equal to 1 month(s) rent, is due upon signing. Returned within 45 days of lease termination per Maryland law, less lawful deductions. 4. OCCUPANCY Only the Tenant(s) named in this lease and their minor children may reside at the Premises. Guests may not stay longer than 5 consecutive days without written permission. 5. USE OF PREMISES Premises to be used solely as a residential dwelling. No commercial use, subletting, or assignment without landlord's written consent. 6. FURNISHINGS AND APPLIANCES The Landlord provides furnishings and appliances as listed in Addendum A. Tenant must maintain them in good condition and report damage promptly. 7. MAINTENANCE RESPONSIBILITIES Tenant Shall: Maintain lawn and landscaping in neat condition. Maintain fence line free of vines. Monitor and clean gutters/downspouts as needed. Operate septic system properly; follow landlord's use guidelines; notify landlord immediately if septic alarm sounds. Operate water treatment system properly; purchase and add salt to the water treatment system as needed; report issues promptly. Change humidifier and HVAC filters as required (HVAC filters every 90 days; landlord to supply if agreed). Keep the two portable humidifiers provided by the landlord filled and running at all times to maintain air quality and protect the property. Keep premises clean and sanitary; promptly report repairs needed. Remove snow/ice from walkways and driveways. Landlord Shall: Schedule and pay for professional HVAC servicing twice annually. Schedule and pay for water treatment system servicing twice annually. Schedule and pay for septic system pumping and inspections per service provider recommendations. Schedule and pay for annual chimney inspection and cleaning. Perform major repairs to structure, roof, plumbing, and electrical systems (except where damage is caused by tenant negligence). 8. UTILITIES Tenant(s) shall be responsible for all utilities and services to the Premises, including but not limited to: Electric and gas service (BGE) Water and wastewater usage (well and septic system care per guidelines) Internet, cable, and telephone service (if desired) Failure to maintain utility services in good standing shall be considered a material breach of this Agreement. 9. PEST CONTROL Landlord responsible for pest treatment within first 30 days of occupancy if infestation is pre-existing. Tenant responsible for pest control after 30 days unless infestation is due to structural defects. 10. MOVE-OUT CONDITION Tenant must return property in clean condition, including: Floors swept/mopped, carpets vacuumed. Appliances cleaned inside and out. Trash removed. Yard mowed and landscaping neat. 11. COMMUNICATIONS All official notices may be delivered via email and/or text message to the addresses/numbers provided in writing by each party, unless otherwise required by law. 12. ENTRY Landlord may enter with at least 24 hours' notice for inspections, repairs, or showings, except in emergencies. 13. SMOKING Smoking permitted outdoors only, at least 10 feet from any structure. 14. PETS Pets allowed only with landlord's written approval. Pet addendum and deposit/fee required.
