    Private, 2 bedroom/1 bath lower-level apartment located in occupied home available for rent to 1 adult. Clean and modern, the apartment is 626 sq. ft., has a kitchenette, living room, plenty of storage and natural light. The floor is Pergo laminate and the apartment has central air (connected to the home). Washer and dryer are available in the shared laundry room. Located across the street from Buhr Park and near the back entrance of County Farm Park and side entrance of Mary Beth Doyle Park in a beautiful, friendly neighborhood near Briarwood Mall, Whole Foods, Trader Joes, route 5 bus line and with easy access to I-94. Rent is $1,200/month and includes utilities and Wi-Fi. No pets. Seeking 1 quiet, respectful renter, as homeowner works out of her home. I offer a month-to-month lease with the hope that the tenant will stay longer if the relationship is comfortable for both of us. Since we will be sharing space in the same house, we will need to have a relationship that works for both parties. Again, while we are planning to have a long term relationship, neither of us should be bound to the other by a legal document. Having a month-to-month lease assures that things are good for both of us. I will ask serious applicants to provide a credit report. Rules and Acknowledgements for Rental at 2790 Carmel St Ann Arbor, MI The Tenant agrees to comply with the following rules and expectations. GENERAL: Prompt Disclosure of Issues: The tenant agrees to tell the landlord anything that they notice about the apartment space that might create long-term major damage if it is not disclosed. This includes, but is not limited to, issues related to the structure of the space in addition to the electrical system and/or plumbing system. Drugs / Alcohol on site: There will be no smoking of any substance on the premises. There will be no excessive drug or alcohol use on the premises as there are minor children in the home and the landlord works out of the home. Any issues related to drug use or drinking will be addressed immediately. No Large Groups / Social Functions: Due to the close proximity between the home and the apartment, it is a requirement that no large groups are invited into the apartment at any time. All of the noise from such an event carries upstairs, especially late at night when we are trying to sleep. No gatherings of more than 4 people including the tenant. No Strong Scents: Both the landlord and the landlord's children and clients are allergic to strong / synthetic scents from candles, dryer sheets, potpourri, scented hot wax, etc. One main symptom is getting a bad headache, but nausea can also occur in response to strong scents in the space. The tenant agrees to refrain from using strong / synthetic scents throughout the duration of the rental. Dehumidifier: It is the expectation that the tenant runs the dehumidifier at all times and empties it when the machine indicates that it is full (beeping sound will occur). In the summer months, the machine will need to be emptied about one time every 24 hours. In the winter, when it is less humid, the machine needs care less. Historically, when an excess of humidity collects in the space without the dehumidifier running, damage occurs to the walls / property. If the tenant will be away from the apartment for more than 24 hours, it is their responsibility to tell the landlord and give the landlord permission to enter so that the landlord can empty the humidifier until they return. Garbage Disposal: The tenant will not use the garbage disposal for eliminating food waste. This has caused issues before. The tenant will compost or throw away food matter. NOISE AND SOUND ISSUES: Drumming / music making: I, the landlord, play the drums and I have a kit in the laundry room. I understand that this is a loud instrument and I will accommodate the tenant's need for a quiet space. Upon meeting, if it is decided that a tenant moves forward with the process and signs a rental agreement, the tenant and landlord will agree on set days and times that the landlord will practice the drums while the tenant is away from the home so that they are not disturbed. The landlord's son is a bass player but he practices upstairs (he will also be out of the house as of September 2025). The landlord will make sure that her son doesn't practice the bass any later than 9 pm. Rules for the basement apartment related to noise expectations: The basement apartment is a small efficiency apartment designed for rent to one quiet adult. This is because the upstairs of the home is a place of business for the landlord. The landlord's clients' healing needs are of utmost importance. This space is also home to the landlord's two teenage children. Children are vulnerable and need to be protected from unexpected events as much as possible, including sleep disturbances. That mentioned, below are the explicit expectations around the volume of noise in the basement apartment so that the landlord can run her business and maintain balance for her children. If the tenant chooses to sign this agreement, the noise level needs to stay within the acceptable range per the landlord, Nichole Ondersma (see definition of this below). If the noise level rises above the acceptable level, the landlord will give an initial warning to the tenant in writing. If the noise level rises above the acceptable level a second time after this agreement is signed, the landlord will give a second warning. Upon the third warning, the rental will be automatically terminated with the expectation that the tenant moves out of the apartment in 2 - 4 weeks time ONLY if the noise expectation is respected. If the expectations cannot be adhered to, the tenant will need to evacuate the space in 48 hours time. Expectations around acceptable noise range: 1. There will be no talking in the stairwell (on phone or to someone else) during the hours outlined below as the sound travels upstairs. 2. In the apartment with the door shut, the noise volume stays in the "normal speaking" range, approximately 60 - 70 decibels (other than louder machines running temporarily like the blender and vacuum). 3. Tenant will have no gatherings of more than 4 people including the tenant. 4. Quiet hours (normal speaking range tone of voice in apartment and no large groups coming / going): Every evening from 9 pm - 8 am Sundays 9:30 am - 3 pm Mondays 9:45 am - 7 pm Tuesdays 9:45 am - 8 pm Wednesdays 9:45 am - 2 pm Thursdays 9:45 am - 2 pm Fridays from 9:45 am - 2 pm CONVENIENCES: Laundry: The washer and dryer are available in the shared laundry room. In general, the laundry machines are in use several times on Saturdays, one time on Tuesdays, and one time on Thursdays or Fridays. If the landlord goes to use the washer or dryer and the tenant's laundry is inside, the landlord will follow the tenant's preference on what they want her to do (examples: put laundry from the washer into the dryer and/or take clothes out of the dryer and put them in laundry bin if one is left near the dryer). Landlord and tenant will communicate verbally (and follow up via text) about their preferences. Again, note that synthetic scents are not allowed in the home so laundry sheets will need to be naturally scented if scented at all. Keep in mind that wool dryer balls are effective as an alternative to naturally scented (or unscented) dryer sheets. Mail & Package Delivery Location: Landlord and tenant have a shared mailbox. In the case that the tenant receives mail, the landlord will walk the mail downstairs and place it wherever the tenant prefers. In the past, the landlord would place the mail at the bottom of the stairs propped against the wall near the apartment entrance. The tenant and landlord will communicate about their preferences at the start of the rental. If packages / food are delivered to the front porch for the basement tenant, it has the potential to disrupt client sessions and become a barrier for people entering and exiting the space. It's also cumbersome for the tenant to have to go around the property to get the packages off the front porch from the side door. Packages and food deliveries are to be dropped off to the side / west facing door to the right of the garage; the entrance into the mudroom off of Easy street at the end of the driveway. It might not always work (because delivery folks don't see the instructions sometimes), but the landlord requests that the tenant attempt to have packages delivered to the door next to the garage. The landlord will place a bin next to the door indicating where deliveries can be placed. This is a message tenant will add to delivery instructions for online orders: "Please leave this package on the west side of the home off of Easy street at the garage apartment entrance. Thank you In the case that the tenant's package is delivered to the front porch, the landlord will walk the package downstairs and place it at the bottom of the stairs near the door to the apartment. Trash / Recycling Disposal on ongoing basis + on Move-Out. Expectations for trash and recycling throughout rental term The tenant will be allowed to utilize 50% of the space in each of the bins weekly: trash, recycling and compost. If the tenant has overflow, or she has large items that won't fit in the trash or recycling bin (e.g. big items like boxes that can't be broken down to fit in the bin), she will need to pay to dispose of her trash. She may not leave trash / recycling on the premises for more than 3 days and in that time it has to be discreetly tucked away somewhere until it can be disposed of (talk with landlord about the garage being used for this short term purpose and if it's possible the landlord will say yes). For trash and recycling overflow, Recycle Ann Arbor can be used. It is on the corner of Ellsworth and Platt (5 minute drive away). The address is 2950 E Ellsworth Road Ann Arbor 48108. Please check the website for their hours. On move-out excess trash and recycling will need to be disposed of off the premises (beyond the reasonable 50% space in the bins for the tenant) so that the tenant, upon vacating the space, doesn't fill up the trash and recycling bins leaving the landlord no space to meet her disposal needs for the week.
